By creating an account, searching for a property, purchasing a report, or otherwise using the website, you confirm that you have read, understood, and agree to be bound by these Terms. If you are using the website on behalf of an organisation, you confirm that you have authority to bind that organisation.

beforeyoubuy.house is a UK property information service. We compile property reports for UK addresses from public and licensed third-party data sources. Reports bring together price insights, risks, energy efficiency, planning, neighbourhood, school, crime, and financial planning information in one place. Reports are provided for your own research and personal use and are not a substitute for professional advice.

You must be at least 18 years old to create an account or purchase reports. You agree to use the website lawfully and not to:

• scrape, resell, redistribute, or systematically extract report content;
• use the service to infringe anyone's rights or for any unlawful purpose;
• attempt to access data or systems you are not authorised to access; or
• interfere with or overload the website or its infrastructure.

We may suspend or terminate accounts that breach these Terms.

We may provide free or sample reports for demonstration purposes. Sample reports use fictional or illustrative data and do not relate to a real property. They are provided "as is" solely to show what a report looks like and carry no warranty of accuracy.

Reports are one-off purchases, not a subscription. You may buy single reports or bundles of reports. One report unlocks one property address permanently for your account. Reports do not expire. The current prices are shown on the website at the time of purchase and are quoted in GBP including any applicable tax.

Payment is taken by Stripe, our payment processor. We do not receive or store your card details. Prices may change over time, but any change will not affect reports you have already purchased. Any promotional pricing is subject to the terms of the specific offer.

When you unlock a report, it is generated and made available to view on the website and in your saved reports. Reports are delivered digitally and are tied to your account. You are responsible for keeping your account secure. We are not responsible for reports that cannot be viewed because of issues with your account or device.

Because a report is delivered digitally and immediately on unlock, your right to cancel ends once the report has been generated. If a report fails to generate, or a purchase is not credited to your account, contact us at hello@beforeyoubuy.house and we will credit or refund it.

Property reports are an information and decision-support product only. They are not a substitute for professional legal, financial, mortgage, tax, surveying, valuation, or other professional advice, and must not be relied on as such. Figures such as estimated values, comparable sales, stamp duty, mortgage costs, and future value forecasts are indicative estimates based on third-party data and assumptions.

We do not guarantee that any property, environmental, EPC, sold-price, planning, school, crime, demographic, or other third-party data used in a report is complete, accurate, or up to date. Data may be incomplete, out of date, or contain errors from the underlying source. We compile and present data from third-party providers but do not independently verify each data point.

You should independently verify any information that is important to your property or financial decisions with qualified professionals and official sources before acting on it. We accept no responsibility for decisions made in reliance on a report.

Reports are compiled from independent third-party data sources and providers, including public registers and licensed property data services such as Homedata. We do not control the content, availability, or accuracy of third-party data, and the availability of any data source may change without notice. Third-party services operate under their own terms and policies.

The website design, text, and tools we create are owned by us or our licensors and are protected by intellectual property laws. You may view and use reports for your own personal, non-commercial research. You may not copy, reproduce, redistribute, or commercially exploit report content without our written permission.

Nothing in these Terms limits any liability that cannot be limited by law. Subject to that, our total liability to you in connection with the website or any report is limited to the amount you paid us for the report or reports concerned. We are not liable for indirect or consequential losses, or for decisions you make in reliance on a report.

We may suspend or terminate your access to the website if you breach these Terms, if your account is inactive for an extended period, or to protect the security of the service. You may close your account at any time by contacting us. Reports you have already purchased remain viewable while your account is open.

We may change, suspend, or discontinue features of the website at any time. We may also update these Terms from time to time, and will revise the "Last updated"date above when we do. Continued use of the website after a change means you accept the updated Terms.

These Terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any disputes arising from them.
