First-Time Buyer Checklist: 20 Things to Check

Published 4 September 2026 · Updated 26 August 2026

Buying your first home means researching a dozen different things across a dozen different websites. Here's a practical checklist covering what's actually worth looking into before you make an offer.

Buying your first home comes with a lot to think about, often all at once: the property itself, its price history, the local area, the risks, the schools, the numbers. Most of that information exists somewhere online. It's just spread across a dozen different websites, which makes it easy to skip things simply because checking them takes too long.

Here's a practical checklist covering what's actually worth looking into before you make an offer.

Thinking about buying a property?

BeforeYouBuy.house brings together property, price, energy, environmental and local information in one property report, helping you research a property before making an offer.

Analyse a property →

1. The property itself

  • Type, tenure and age — freehold or leasehold, house or flat, and roughly how old the building is
  • Size and layout against what you actually need, not just what the photos suggest

2. Its price history

  • What it's sold for before, and when — sold price history is public data, though not always easy to find
  • How that compares with recent sales of genuinely similar homes nearby

3. How the asking price fits the local market

  • Local area price growth since the property last sold
  • The spread of prices for comparable properties currently on the market, not just the asking price of this one

4. Its energy efficiency

5. Environmental risks

6. Local schools

  • What nearby schools' latest inspections show. Since November 2025, new Ofsted inspections use a report card covering several areas rather than one overall grade, though schools not yet reinspected will still show their previous single-word rating on Ofsted's report search
  • Catchment boundaries, which can shift from year to year and aren't guaranteed

7. Broadband

  • What's actually available at the address, not just the postcode — see our guide on broadband speed by postcode
  • Whether full fibre has reached the property yet, or is scheduled to

8. Planning applications nearby

  • Anything large-scale in progress near the property — see our guide on reading a planning application
  • Applications directly adjoining the property's boundary, which are easy to miss on a single viewing

Before you make an offer, know what you're buying.

Don't spend hours jumping between different websites trying to piece together the information yourself. Search for a property and get the information in one report.

9. The wider area

10. The financial picture

  • Likely stamp duty on the purchase, which depends on price, buyer type and location, and can change at any Budget
  • How mortgage options compare, and a general sense of where the property's value could head over time

Twenty checks, one report

Researching all twenty of these separately is genuinely how most buyers end up spending hours on a single property, without ever quite finishing the picture.

This is really the point of a BeforeYouBuy.house report: financial data, environmental and risk checks, schools, broadband and local area information, plus a built-in financial planner covering stamp duty, mortgage comparison and future value, all in one place rather than a dozen open tabs.

This article is general information, not legal, financial or surveying advice. For guidance specific to a purchase, speak with a qualified solicitor, mortgage adviser or surveyor.

Before you buy, do your research

None of this needs to feel overwhelming. Most of it takes minutes to check once you know where to look, and it's far easier to look into now than after an offer's been accepted.

What's the price history? What are the risks? What's the area like? What would it actually cost?

These are questions worth answering before you commit to one of the biggest purchases you'll ever make.

BeforeYouBuy.house brings the research together.
